Landlord

Letting only fee: two weeks of the first month rent
Management fee: 10% of the monthly rent (negotiable)
Renewal fee: £35.00

Tenant

Holding Deposit (per tenancy) = Equal to 1 weeks (agreed) rent

Tenancy Deposit (per tenancy)
Rent under £50,000 per year : 5 weeks rent
Rent of over £50,000 per year : 6 weeks rent

Unpaid Rent: Interest at 3% above the Bank of England Base rate from the due date until paid

Lost Key(s) or other Security Device : Tenants are liable for the cost of replacing any lost keys(s) or other security device(s).

Variation of Contract - (Tenants Request)
£50 per agreed variation

Change of Sharer - (Tenants Request)
£50 per replacement tenant or any reasonable costs incurred if higher

Early Termination - (Tenants Request)
This is not an automatic right and will be reviewed & agreed on a case by case basis.

Requirements

All applicants must be eighteen years of age or over. All applicants twenty one years of age or under require a guarantor. 
To secure a property you are required to supply 

• Administration Fee 
• Proof of Identity (International Passport)
• Student Id/or Photo Id (ex. International passport)
• Non UK/EU Citizens will provide evidence of immigration status 
• Proof of address for past 3 years
• Proof of employment/University Course 
• References 
• Completed Application Form 
• Deposit – One month rent

The tenancy agreement on any property is joint and severally binding on all parties. Tenancy terms agreed by the applicant through Zenith Estate Agents are subject to authorization by the landlord of the relevant property. Agreements are contractually between tenant and landlord. Smoking and pets are not permitted unless prior permission is agreed.
